Julie,
This is well done, maybe a little long. Because I am a visual person and tend toward 'high end' products, your point #4 is important and I think many business owners don't see how bad or ugly their store or business has become. I see this a lot in Mankato, in fact most of Mankato tends toward the ugly side visually. How many business owners would ask an interior decorator to walk through and in an hour make comments and suggestions. Because folks in Mankato seem so cheap your freebie and discount idea should work well here.
